How long does a home inspection take?
A typical home inspection takes 2–4 hours depending on the size and condition of the property. Larger homes or those with more complex systems may take longer. We never rush — thoroughness is our priority.
Do I need to attend the inspection?
You're welcome to join — it's a great way to learn about the home and ask questions in person. Most clients choose to attend the review/walkthrough at the end of the inspection.
When will I receive my report?
You will receive a clear, photo-rich digital report within 24 hours, typically the same day as the inspection.
How do I schedule a home inspection?

How much notice is needed to schedule?
We typically have availability within 1–3 business days. For urgent situations, we do our best to accommodate same-day or next-day scheduling. Call us at 480-788-1801 for rush appointments.
What shoul I do to prepare for the inspection?
For buyers: just show up! For sellers: ensure all utilities are on, clear access to the attic, electrical panel, and water heater, unlock all gates and outbuildings, and replace any burned-out light bulbs so we can test all fixtures.
What does a standard home inspection include?
Our standard inspection covers the roof, exterior, foundation, HVAC systems, plumbing, electrical systems, appliances, doors and windows, interior spaces, attic, insulation, and ventilation. We also include a complimentary termite inspection and infrared scan with every standard inspection.
Do you inspect pools and spas?
Yes! Pool and spa inspections are available as an add-on service for $50. We assess the structure, equipment, plumbing, electrical components, and safety features of your pool or spa.
Do you test for mold?
Yes. Mold testing is available as an add-on service for $275, which includes up to 3 interior air samples. Additional samples are $25 each. We use professional-grade equipment to detect mold spores that may not be visible to the naked eye.
Do you inspect solar systems?
Yes! Solar system inspections are available for $200. We inspect the panels, inverters, wiring, mounting systems, system output, and overall installation quality.
Do you test for Radon?
Yes. We offer radon testing as an additional service. Radon is a naturally occurring, invisible, and odorless gas, so testing is the only way to know the level in a specific home. Arizona has areas of varying radon potential, and elevated levels can occur anywhere. The EPA recommends action at 4.0 pCi/L or higher and considering mitigation at 2.0–4.0 pCi/L.
What is a sewer scope inspection?
A sewer scope inspection uses a specialized camera to inspect the main sewer line from the home to the city connection. It detects blockages, root intrusion, pipe damage, and other issues that could lead to costly repairs. Available as an add-on for $175.
